West: Perry Street down to 220th Street and up to Woodward. MINIMUM SQ. FT. (ABOA): 4,349 ABOA MAXIMUM SQ. FT. (ABOA): 4,566 ABOA SPACE TYPE: Office PARKING SPACES (TOTAL): Twenty-six (26) Surface Parking Spaces FULL TERM: Ten (10) years (120-Months) FIRM TERM: Five (5) years (60-Months) OPTION TERM: N/A ADDITIONAL REQUIREMENTS: • On-site parking for twenty-six (26) vehicles. • Offered space must be contiguous on the ground floor (or 1st floor) at grade level. • Offered space shall not be more than twice as long as it is wide. • Offered space must provide separate entrances for both the employees and public. • Column size cannot exceed two-feet (2') square and the space between the columns and/or walls cannot be less than twenty-feet (20'). • Offered space must be fully serviced. • Subleases will not be considered. • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. • A fully serviced lease is required. • Offered space shall not be in the base (100-year) flood plain.
