- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Bartow, FL to Sebring, FL Delineated Area: Northern Boundary: Bomber Road to South Rifle Range Road to 540 A Eastern Boundary: US 27 Southern Boundary: SR 66 Western Boundary: US 17 Sq. Ft. (ABOA): 7,204 - 1,004sf of office - 6,200sf of warehouse Space Type: Office, Warehouse and Ware Yard Parking Spaces (Total): 6 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Secured): 6 Full Term: 10 Firm Term: 5 Additional Requirements: - Space must be located on the 1st floor - A ½ acre Ware Yard - 6,200 sf of light industrial storage space with 18' ceilings. - Minimum of two oversized garage doors, of which one must be a minimum of 12 ft. x 14 ft. - City/County sanitation sewer facilities and water supply - Additional requirements apply and will be addressed in the RLP/Lease Package. - Offered space that is located in a 100 year flood plain will only be considered if there is no practicable alternative. - Owners and Exclusive Agents only. Anyone else must provide a letter of authorization from the building owner. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative DTZ.
