Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: San Francisco Delineated Area: · North – Clay Street to Sue Bierman Park · West – 3 rd Street to Geary Boulevard to Grant Avenue · South – Mission Street · East – The Embarcadero Minimum Sq. Ft. (ABOA): 10,100 Maximum Sq. Ft. (ABOA): 10,605 Space Type: Office Parking Spaces (Total): 11 onsite spaces * See below Parking Spaces (Surface): 0 Parking Spaces (Structured): 11 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 10 years Option Term: None Additional Requirements: · Offered space must be contiguous on a single floor. If not available, 60%/40% at a minimum for vertically contiguous, and preference is for offered space to be stacked on the same side of the building; · Space preferred to be on second floor or higher; · Space shall allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placements of columns (columns must be at least 20ft from any interior wall and from each other, and be no more than 2ft square. · Security Level 2 · Janitorial services to be provided between the hours of 7:00am and 4:00pm. · Lessor to provide TI Allowance per Request for Lease Proposal. · Parking shall have 24/7 access. If 11 structured parking spaces are not available at offered location, public structured parking shall be available within a walkable 2 blocks of offered building. · Offered space shall include the requirement to install an antenna, approximately 2 inches diameter and up to 8 feet height, on the roof of the Building. · Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
