U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: VA City: Arlington Delineated Area: South on Route 1 to North on Route 286 (Fairfax County Parkway) to North on Route 638 (Rolling Road) to East on Route 620 (Braddock Road) to North on 495 (Capital Beltway) to South on 193 (University Blvd) South on Adelphia Road to East on Route 410 (East-West Highway) to South on 295 East on 202 (Landover Road) South on 95 to Route 1 Minimum Sq. Ft. (ABOA): 60,000 Maximum Sq. Ft. (ABOA): 60,000 Space Type: Warehouse/Office/Garage /Flex space Parking Spaces (Total): 200 onsite spaces Parking Spaces (Surface): (100) spaces for small to medium Gov Vehicles; (40) spaces for buses as follows: (30) 24 passengers and (10) 40 passengers (60) onsite employee spaces Parking Spaces (Structured): 0 Parking Spaces (Reserved): 200 Full Term: 10 years with 2 five year renewal options Firm Term: 10 years Option Term: Two (2) five (5) year renewal options required Additional Requirements: Secured, fenced surface parking and/or garage parking for 200 vehicles. Car wash required and capability to install and house a fueling station with three (3) underground gas storage tanks; to be installed by the Lessor Ceiling height: office space 12 feet minimum; parking space for small vehicles (sedan/minivans) 18 feet minimum, bus parking (if inside) minimum of 24 feet Daytime cleaning for flex office space Hours of Operation 24/7 The offered premises must be within the defined delineated area as shown above and must meet Government requirements for fire safety, accessibility (ABAAS) and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative DTZ Americas, Inc. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced and including parking; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, inclusive of a Tenant Improvement allowance of $46.74 ABOA SF, meeting GSA's standard building shell requirements; 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available onsite; 7. Energy Efficiency and renewable energy features existing within the building; 8. List of building Services provided; 9. One-eighth inch scale drawing of space offered; 10. Name, address, telephone number, and email address of authorized contact; 11. In cases where an agent is representing multiple ownership entities, written acknowledgement; 12. Permission to represent multiple owners for the same submission.
