Description
General Requirements: -ANSI/BOMA office area is 5,249 to 5,511 ABOA SF; -Rentable square feet is not to exceed 6,299; -Rental consideration shall include twelve (12) on-site reserved parking spaces for Official Government Vehicles, however, controlled reserved parking spaces within a one block radius of the proposed site may be considered; -Buildings offered must have the ability to meet all current Federal, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, and OSHA by the required occupancy date per the terms of the Lease. The building must also have the ability to meet certain building and energy efficiencies in accordance with the Energy Independence and Security Act; -The building shall not be in a flood plain unless there are no other practicable alternatives. -This expression of interest is for existing lease locations. New construction may be considered if occupancy is consistent with the estimated occupancy date; -Offered space must be contiguous on one floor. Second level or higher space is preferred. Term: Lease shall be twelve (12) years/ seven (7) years. The Government has the option to vacate after the Firm Term by providing a 90 day written notice to Lessor. Delineated Area: Within the city limits of Jackson, TN Submission Requirements: Expressions of interest must be submitted in writing and shall include the following information at: 1. Building name/address; 2. Brief description of the offered location; 3. Location of space in the building and date it will be available ; 4. A representation of the building sited upon a FEMA flood plain map, which can be obtained at https://hazards.fema.gov/wps/portal/mapviewer; 5. Rentable Square Feet (RSF) offered and full service rental rate per RSF; 6. ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; 7. Scalable floor plans (as-built) identifying offered space and ground floor plan (if different from offered space). PDF files are acceptable; 8. Proposed rental breakdown to include shell, cost of services, TI, any other related financial information; 9. Name, address, telephone number, and email address of authorized contact; 10. In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission; 11. Flyers and pictures of the building; 12. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Additional Comments: -In the event that a potential Offeror fails to provide the requested information, the Government reserves the right to assume that the potential Offeror cannot meet the Government's requirement. -The Government is not using a tenant broker in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or negotiations concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the Real Estate Leasing Unit (RELU). -This Expression of Interest is not a request for lease proposals.
