U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: VA City: Sterling Delineated Area: From Route 7 (Harry Byrd Parkway) and Route 28 (Sully Road) West on: Harry Byrd Highway South on: Belmont Ridge Road East: on Ashburn Farm Parkway North on Sully Road / Route 28 Minimum Sq. Ft. (ABOA): 31,357 Maximum Sq. Ft. (ABOA): N/A Maximum Sq. Ft. (RSF): 31,827 Space Type: Office and Warehouse Parking Spaces (Total): 14 Parking Spaces (Surface): 14 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 14 Full Term: 10 Years Firm Term: 5 Years Option Term: 5 Years Additional Requirements: Minimum ceiling height of 24 feet; Minimum 30 feet x 40 feet column spacing; Minimum 3 standard loading docks for tractor trailer use; 1Drive In Ramp; Adequate turnaround radius for bucket trucks and buses; 2 Drive in Doors @ Grade Minimum 14 feet wide x 16 feet high; Office area approximately 55%; Warehouse area approximately 45%; Secure, fenced parking for 14 vehicles Buildings offered for consideration must be within the defined delineated area as shown above and have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Not all minimum requirements of this solicitation are expressed in this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Sterling, VA that will be expiring. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of Interest must be received in writing no later than September 14, 2014 at 5:00 PM EST, and should include the following information at a minimum. (This is not an invitation for bids or a request for proposals): 0va2025 • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and rate per RSF; • ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, inclusive of a Tenant Improvement allowance of $31.95/ABOA SF, meeting GSA's standard building shell requirements ; • Scaled floor plans (as-built) identifying offered space; • Site plan showing parking area(s) and loading area(s); • Name, address, telephone number, and email address of authorized contact. • Evidence of ability to meet the required occupancy date of September, 2015. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
