- U.S. GOVERNMENT CURRENTLY OCCUPIES 33,305 RSF (29,542 ANSI BOMA) OFFICE SPACE AT 4300 S MIAMI BLVD, DURHAM, NC 27703-9142 AND INTENDS TO NEGOTIATE A LEASE OPTION UNLESS AN ALTERNATE LOCATION OF EQUAL SIZE AND QUALITY IS PROPOSED WHICH REPRESENTS AN ECONOMIC ADVANTAGE TO THE GOVERNMENT. ALTERNATE LOCATIONS MUST INLCLUDE ALL REPLICATIONS COSTS, COSTS ASSOCIATED WITH THE PHYSICAL RELOCATION AS WELL AS THE COST TO MOVE DATA AND TELECOMMUNICATION LINES AND OTHER INFORMATION TECHNOLOGY INFRASTRUCTURE. Only existing buildings will be considered and the space must be located in Durham, NC. LEASE TERM: FOR A TERM OF TWO (2) YEARS AND BEGINNING ON OR ABOUT SETEMBER 14, 2014. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. On-site parking must meet/or exceed local code. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. A fully serviced lease is required. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be two (2) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. Offered space must meet Government requirements for seismic and sustainability standards per the terms of the Lease. To submit a location for inspection, please forward information by 4:30 PM September 5, 2014. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, a site plan or floorplan for the offered building and the Project Number - 4NC0265. SUBMISSIONS RECEIVED AFTER 4:30 pm EDT, September 5, 2014 WILL NOT BE CONSIDERED. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
