Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: Norwalk Delineated Area: North: Florence Avenue East: Bloomfield Avenue South: Rosecrans Avenue West: San Gabriel River Minimum Sq. Ft. (ABOA): 8,811 ABOA Maximum Sq. Ft. (ABOA): 9,200 ABOA Space Type: Office and related space Parking Spaces (Total): Three (3) reserved parking spaces on-site or within the same block Full Term: Fifteen (15) Years (180 Months) Firm Term: Ten (10) Years (120 Months) Option Term: No option term requested Additional Requirements: • Space shall be located no more than the equivalent of 500 ft from a primary or secondary street. • Space should be located within ¼ walkable miles from public transportation. • First (1st) floor or upper floor contiguous space (one floor not separated by hallway or public corridors) with a minimum of two (2) accessible elevators; one accessible elevator may serve as a freight elevator. • Efficient use of space: configuration (space should be no more than twice as long as it is wide); size, number and placement of columns (columns must be at least 20' from any interior wall and from each other, and be no more than 2' wide). • Where on-site parking is not available, Accessible parking must be located within the same block. • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. • A fully serviced lease is required. • Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Norwalk, CA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider among other things the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
