Description

The Department of Veterans Affairs desires to lease sufficient rentable square footage to yielding a minimum of 20,000 net usable square feet in Southwest Phoenix, Arizona for use as a Community Based Outpatient Clinic. The space must be handicap / ADA compliant and can be provided by new construction or modification of existing space. On-site parking for a minimum of 90 vehicles is required, 10 (Ten) must be designated Disabled/Handicapped. This will be a fully serviced lease with a lease term of ten (10) years with the VA having the option to vacate the premises after the 5th anniversary with 90 days notice. The available space must be within the following delineated area: South of Thomas Rd North of Lower Buckeye East of Citrus Rd West of 83rd Ave An industry day to discuss this requirement will be held Tuesday, September 9, 2014; for specific information on this event, reference the contact information contained herein. A market survey of properties offered for lease will be conducted by VA personnel in September, 2014. Interested offerors (owners, brokers, or their legal representatives) should contact Jeanine Gutierrez, Contract Specialist, at (480) 466-7916 or via e-mail at Jeanine.Gutierrez@va.gov with the below submittals. Interested offerors must complete the attached coversheet for submission of the following information: "Name of Property "Address "Proof of ownership "Proof of Representation "Pictures "Space layout "Proof property is within the delineated area All submissions must be received no later than 12 PM PST, September 8, 2014 for inclusion in the market survey. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers will be issued by the Department of Veterans Affairs at a later date. All interested parties will submit a request for the solicitation in writing to the attention of Mrs. Gutierrez at the above referenced email address. Interested offerors should submit one (1) electronic copy of specific information concerning their properties. A site investigation of all properties will be conducted. Complete access of all properties will be required at the time of the site investigation. The VA will not enter into any sublease or ground lease.
