Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Mexico City: Albuquerque Delineated Area: Montgomery Blvd. to the North, Gibson Blvd. to the South, I-25 to the West and Louisiana Blvd. to the East. Minimum Sq. Ft. (ABOA): 24,627 Maximum Sq. Ft. (ABOA): 24,627 Space Type: Office Parking Spaces (Total): 10 reserved and secured Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 10 reserved and secured Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: - General office space. Space on one contiguous floor is desired, but multiple floors will be accepted. - All cleaning services must be performed during the normal business hours specified in the lease. - The Government may provide, install, and maintain a 10-15 foot high, approximately 20 lb., cell-wave wand roof-mounted transmitting antenna. - IRS retains the right to provide armed guard service to patrol and secure interior and exterior leased space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be located in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Albuquerque, NM that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
