Description
U. S. Government seeks to acquire a 10 years, 5 years firm, fully serviced lease for approximately 4,350 ABOA SF( maximum of 5,000 RSF) of Office/Warehouse space, along with 12 suface parking spaces in El Paso, TX. Approximately 60% Office and 40% Warehouse space is required. The Warehouse space should consist of two garage bays, each approximately 20 x 40 feet. Overhead doors should be approximately 10 feet wide x 14 feet high. Minimum ceiling height in the garage area should be 16 feet. Garage bays must be at street level. A single, oversized, bay door will also be considered if garage space is large enought to allow simultaneous work on two large vehicles. The garage must contain at least 1,600 ABOA SF. An eyewash/shower area is also required. The Delineated Area is as follows: Northern Boundary : Starting from the intersection of US 54 Expy and Hwy 601/Liberty Expy and traveling in an easterly direction on Hwy 601/Liberty Expy to intersection of Global Ranch Drive then traveling in a south easterly direction to Hwy 62/Montana Avenue, then traveling in an easterly direction to George Dieter Drive. Eastern Boundary: From the intersection of Hwy 62/Montana Ave and George Dieter Dr in a southbound direction on George Dieter Drive to the intersection of George Dieter and Interstate 10. Southern Boundary: From the intersection of George Dieter Dr and Interstate 10 in a westbound direction on Interstate 10 to the intersection of Interstate 10 and US 54 Expy. Western Boundary: From the intersection of Interstate 10 and US 54 Expy in a nothbound direction on US 54 Expy and ending at the interstection of US 54 Expy and Hwy 601/Liberty Expy. Subleases will not be considered. Offered space shall not be in the 100 year flood plain and must meet US Government requirements for Fire, Life Safety, and Handicapped Accessibility, and Sustainability Expressions of Interest Due: 09/10/14 Projected Market Survey Date: 09/25/14; Estimated Occupancy: March 31, 2015
