- Deliniated Area Currently the Federal Government through the USCG occupies several clasifications of space under a lease in Morgan City which will be expiring. Office Space: 1,300 sq. ft. Minimum ABOA: 1,300 sq ft Pier Space: 75 ft. of heavy load-bearing pier space by a depth of 40 ft. Hardware Storage and Equipment Storage Boat Shed Storage area Land Area Storage Space Forklift Storage Area The lease terms being requested is a full service lease, for one year with nine(9) years options. This space must be available for occupancy by August 17, 2014. The delineated area has been attached. Other required features include: The Government is considering alternative space if this is economically advantageous to the Government. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Governments list of requirements ( to be determined upon a physical survey of potential site), as well as costs likely to be incurred through relocating, such as the physical costs to move, Security, replication of tenant improvements and telecommunications infrastructure and non productive agency downtime.
