- If you own or control existing space or can provide space such as described below and are interested in leasing to the United States Department of Agriculture, please submit complete information to the office noted below. This is an interest survey announcement only and is NOT to be construed as a solicitation for firm proposals or offers. A response hereto does NOT obligate the respondent or the Government in any way. This survey is solely for the purpose of determining if space is available or can be made available and to obtain an estimated cost. Description: The Government currently occupies office and related space in buildings under lease in Butte, Montana that will be expiring. The Government is seeking to lease approximately 7,970 usable sqft office and related space, 11,400 sqft warehouse space, 51,500 sqft secured wareyard, and 86 parking spaces and space for RV size visitor vehicles The lease term is 10 years firm term with 10 years renewal period, a total of 20 years maximum. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Delineated Area: Butte, Montana • Bounded on the North by Butte City Urban Boundary. • Bounded on the East by Butte City Urban Boundary • Bounded on the South by Township 02 North line • Bounded on the West by Butte City Urban Boundary Other Potential Requirements and Considerations: Fully serviced lease Security Safe Access Energy Star or LEED Qualified Fully Accessible - Architectural Barriers Act Accessibility Standards (ABAAS) Must be outside the 100 year flood plain Expected Date of Occupancy: March 01, 2016 Expressions of interest must include the following information: • Building name and address and location of the available space within the building • Rentable square feet available and expected rental per rentable square foot, fully serviced • ANSI/BOMA office area - (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking • Energy efficiency and renewable energy features existing within the building • List of building services provided Receipt of Responses: The latest date for receipt of responses is August 14, 2014. Responses should include the proposed property location per Option and the estimated square foot rate per year by each category listed above and a total estimated annual rental rate.
