Map of Delineated Area M General Services Administration (GSA) seeks to lease the following space: Project 1NJ2053 State: New Jersey City: Mountainside and the Surrounding Area as defined by the Delineated Area below Delineated Area: North - 287 to 24 (Morris Turnpike) to I-78 East - Garden State Highway South - Rte 440 to 287 West - 287 Minimum Sq. Ft. (ABOA): 19,097 Maximum Sq. Ft. (ABOA): 20,052 Space Type: Office and related use Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Firm Term: 5 Option Term: NA Additional Requirements: See below Procurement Summary A. Statement of Requirements: The Government requires office and related space yielding a minimum of 19,097 ANSI/BOMA office area (ABOA) square feet to a maximum of 20,052 ANSI/BOMA office area (ABOA). The proposed term of the lease is for ten (10) years, five (5) year firm term. The desired area of consideration is described in the Delineated Area above. Additional Requirements: - Contiguous Space is preferred. - Space located above the ground floor must be serviced by an ABAAS compliant elevator. - Basement or below grade space is unacceptable. - Buildings under consideration must be "Class A" buildings which are typically newer or recently refurbished and characterized by a full complement of on-site services. - Offered space must be in close proximity to public transportation. -The Government shall have access to the space 24 hours per day, seven (7) days per week. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. B. Required Information: Expressions of interest must be submitted to the above addresses by 5:00 PM (Eastern Standard Time) on July 30, 2014 and must include the following information: •· Building name, address and the location of the available space within the building. •· Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •· ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •· Date of space available. •· Building ownership information. •· Amount of parking available on-site and available per local code; any costs associated with parking. •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided.
