- U.S. GOVERNMENT WANTS TO LEASE SPACE IN DENVER, COLORADO RLP No. 4CO0395 General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Denver Delineated Area: NORTH: 21 st Street SOUTH: 17 th Street EAST: California Street WEST: Larimer Street Minimum Sq. Ft. (ABOA): 62,000 Maximum Sq. Ft. (ABOA): 65,098 Space Type: Office Parking Spaces (Total): 19 Parking Spaces (Surface): N/A Parking Spaces (Structured): N/A Parking Spaces (Reserved): 19 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Offered space shall be located in a professional office setting. The space must be contiguous but may be located on multiple floors and must have the potential for an efficient layout. Hi-density filing systems will require reinforced structural support unless located on slab. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. The U.S. Government currently occupies office and related space in a building under lease in Denver, Colorado that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expression of Interest should include: · Building name and address and location of available space within the building · Rentable square feet available and expected rental rate per rentable square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · ANSI/BOMA office area (ABOA) square feet to be offered · Building Common Area Factor · Date of space availability · Building ownership information · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). · Authorization letter from building owner to present building for lease to the Government · Energy efficiency and renewable energy features existing within the building · List of building services provided Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
