(ABOA): 36,666 ABOA Required Sq. Ft. (RSF): 38,233 RSF Space Type: Office and Warehouse (flex) Parking Spaces (Total): 0 Parking Spaces (Surface/Structured): 0 Lease Term: 10 Years Firm Term: 10 Years Option to Renew One (1) five (5) year option Additional Requirements: -Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -Level IV Security Required -Warehouse ceiling height Required- 24'feet -The Government requires a fully serviced lease -Daytime Janitorial Cleaning of Premises. -Minimum two (2) restrooms made available for employees exclusive use. The Government currently occupies office and related space at 7002-1 Newington Road, Lorton, VA 22079. Under a lease which expires on January 16, 2015. The space shall be ready for build-out no later 09/15/2014. The delineated area is within the submarket of Fairfax County as noted above. Delineated Area: North: Pohick Rd to Fairfax County Parkway/Rt 256 South: Rt 1/Beulah Street East: Franconia - Springfield Parkway West: Pohick Road Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be within a 100 year flood plain. The space must meet requirements for handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime industrial warehouse district. The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Governent will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of Interest should include the following: 1) Building name and address, and location of space in the building. 2) Legal description 3) CAD drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Estimated full service rental rate with a reference to the amount of tenant improvement allowance that is included in the proposed rate. 8) Number of parking spaces available on the premises. 9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
