- The U.S. Government currently occupies office and related space in a building under lease in Sarasota, Florida, that will be expiring. The Government requires contiguous office and related space yielding a minimum of 11,920 ANSI/BOMA office area (ABOA) square feet: Minimum ABOA square feet = 11,920 Maximum ABOA square feet = 12,516 The lease term requirement is for ten (10) years. The space must be available for occupancy no later than October, 2015, and may be required sooner, but no earlier than September, 2014. The delineated area is 17th Street to the north, I-75 to the east, Bee Ridge Road to the south and Beneva Road to the west. Other applicable requirements include the following features: Proximity to public transportation 6 on-site reserved surface parking spaces Adequate public parking availability (per current code) The requirement is for ten (10) years total with a five (5) year firm term and a five (5) year soft term (cancellable with notice). The Government will only consider alternative space if economically advantageous. The Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Offered space must meet Government requirements for security, fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. EXPRESSIONS OF INTEREST: Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 4:00 PM Eastern time, July 31, 2014. Expressions of interest should include: -Buiilding name and address and location of the available space within the building -Rentable square feet available, and expected rental rate per rentable square foot, fully serviced -ABOA office area (ANSI/BOMA) square feet offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted erntal rate includes an amount for tenant improvements and state the amount, if any. -Date of space availability -Building ownership information -Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. -Energy efficiency and renewable energy features existing within the building. -List of building services provided The Government's decisions regarding whether to relocate will be based, in part, on information received in response to this advertisement.
