- Expressions of Interest Due: November 16, 2012 Market Survey (Estimated): TBD Offers Due: (Estimated): TBD Occupancy (Estimated): August 1, 2013 General Services Administration (GSA) seeks to lease the following space: State: Minnesota City: St. Cloud Delineated Area: City Limits of St. Cloud, MN The existing building should be Class "A" office space within a professional office area, with appropriate amenities suitable for such space. If public transportation is available in the area, a boarding and discharge area must be within two blocks or 600 lineal feet from the front door of the building. The building should have heavy duty electrical capability, and be able to be wired for cat 6 computer video wiring and a heavy duty server network. Minimum Sq. Ft. (ABOA): 1,080 Maximum Sq. FT. (ABOA): 1,134 Space Type: Office Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured/Secured):0 Parking Spaces (Reserved): 0 Full Term: 5 years Additional Requirements: - 2nd Floor or higher space is required. - Space must have access by two (2) passenger elevators. - A second means of egress to/from the space is required acceptable to the Government. - Installing a private restroom within the space. -Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. -The proposed leased space shall be fully serviced including utilities. -Offered space shall not be in the 100 year flood plain. -No build to suits will be considered. Space must be ready and accepted by Government by June 1, 2015. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • All expressions submitted by agents must be accompanied by written authorization to represent building ownership. • If applicable written Permission to represent multiple owners for the same submission. Building ownership shall be in fee simple title. Sub leases are not acceptable. Please refer to Project Number 2MN0139 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
