Description
VETERANS AFFAIRS SEEKING OFFICE SPACE SOUTHWEST PHOENIX, ARIZONA The Department of Veterans Affairs is interested in leasing approximately 15,198 rentable square feet of space in Southwest Phoenix, Arizona, for use as a VA Southwest outpatient clinic. The rentable space shall yield a minimum of 9,999 Net Usable square feet [ANSI/BOMA Office Area (ABOA)], available for use by tenant for personnel, furnishings, and equipment. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be contiguous and preferably on the first floor. The space must be with handicap and public transportation accessibility, ADA compliant and can be occupied within sixty (60) days of award, provided by new construction or modification of existing space. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). On-site parking for 66 vehicles is required, 7 have to be designated as Disabled/Handicapped. This will be a full service [gross] lease with a term for five (5) years firm, with five (5) one (1) year option periods. Any existing building must meet all current federal seismic criteria. Space within or fronting on the following boundaries will be considered: South of Thomas Road, North of Lower River Road, West of 83rd Avenue, and East of Citrus Road. An Industry Day for the Southwest CBOC will be held at the Phoenix Network Contracting Office located at 777 E. Missouri, Suite 300 Phoenix, AZ 85014 on July 8, 2014 from 9:00-10:30PM.AZT. The industry day will serve as a format to disseminate information regarding this specific procurement and standard practices for doing business with the Government. All parties interested in attending the industry day must R.S.V.P. no later than July 2, 2014 by 12PM AZT to Jeanine Gutierrez by telephone 480-466-7916, or by e-mail Jeanine.gutierrez@va.gov. A market survey of properties offered for lease will be conducted by VA personnel on July 9, 2014. Expressions of Interest must be submitted to the above address by the submission date and must include the following information: "Building name and address and location of the available space within the building. "Rentable square feet available and expected rental rate per rentable square foot, fully serviced. "Net Usable square feet (USF) to be offered and expected rental rate per USF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. "Date of space availability. "Method of rentable space measurement. "Building ownership information. "Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). "Energy efficiency and renewable energy features existing within the building. "List of building services provided. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers will be issued by the Department of Veterans Affairs at a later date. All interested parties will submit a request for the solicitation in writing to the attention of Ms. Jeanine Gutierrez at the above address. Interested offerors' should submit one (1) copy of specific information concerning their properties. A site investigation of all properties will be conducted. Complete access of all properties will be required at the time of the site investigation. The VA will not enter into any sublease or ground lease. All offerors that want the VA to enter into a sublease or ground lease will not be considered.
