- Map of Delinated Area. REQUIREMENT: The U.S. Government is interested in leasing approximately 9,715 rentable square feet of laboratory and office space or light industrial space. The rentable space shall yield a minimum of 8,448 to a maximum of 8,870 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. Special HVAC systems will need to be in place in order to provide proper ventilation. Space must be able to accommodate hazardous materials. If offering light industrial space, it must be designed to accommodate a structured working environment with a heavy reliance on machinery and technology. HVAC systems, fire suppression systems, electricity, gas, full load generator, and piping must be in place. Plain warehouse space is not acceptable. Contiguous space on one floor is preferred but space on no more than two contiguous floors may be acceptable. The Government reserves the right to determine acceptability of the offered property as to the building's fire and life safety systems, handicapped accessibility, noise and vibration, structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. -UNIQUE REQUIREMENTS- The Government also requests that 20 surface parking spaces and 1 structured or secured surface parking space for an oversized vehicle are available for government use. Offered space must meet most updated Government requirements for fire safety, accessibility, seismic, Energy star, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Security - 24/7 access control to office floor, access doors, walls, and hardware from the public counter area to the restricted office area require ballistic-resistant (UL Standard 752, Level III) protection. Offered S pace may require ballistic glazing of existing windows (UL Standard 752, Level IV) depending on location of floor, parking, setbacks, etc, where and when applicable. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. DELINEATED AREA (See uploaded map for outline of area in addition to description below) North: PR 165 to PR 28 to PR 2 to Labra/RH Todd Street to PR 25 Ponce de León Avenue East: PR 25 Ponce de León Avenue to PR 1 to PR 199 South: PR 199 to PR 169 to Guaynabo River to Bayamón River West: Bayamón River to PR 5 to PR 165 LEASE TERM: Ten (10) years / Five (5) years firm term RENEWAL TERM: One (1) additional Five (5) year renewal option EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JULY 7, 2014 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building (floor on which available space is located, and square footage available per floor) •2) Site map and plans, if available. •3) Floodplain map illustrating location of offered site. •4) One-eighth inch scale drawing of space offered (CAD Drawings and PDF) •5) ANSI/BOMA defined Office Area Square Feet •6) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) •7) Percentage of Common Area Factor used to Determine the Rentable Square Feet •8) Name, address, telephone number, and email address of authorized individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. Subleases are not acceptable.
