- SOURCES SOUGHT NOTICE DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The Department of Veteran Affairs (VA) seeks to lease the following space: The Department of Veterans Affairs, Veterans Health Care Systems of the Ozarks, currently occupies office space at 38W. & 12W. Sunbridge, Fayetteville, AR 72703. The contract will be expiring and the VA will consider alternative space if economically advantageous. The VA will use the information it receives in response to this advertisement and subsequent market survey to develop a procurement strategy. The cost of moving, alterations and other factors will be considered. The space must provide approximately 7,100 net usable square feet (NUSF), be contiguous and have on-site parking for at least 45 vehicles. Rentable square footage needed to accommodate the usable square footage required will differ from building to building. Occupancy is required by October 1, 2014. A lease up to ten (10) years may be considered but is not guaranteed. The area of consideration is defined below: Space Type: Office Net Usable Sq. Ft: approximately 7,100 net useable square feet Parking Spaces (Total): Minimum of 45 Delineated Area: Northern Boundary: E Zion Road Southern Boundary: Route 16 Eastern Boundary: Crossover Road Western Boundary: Interstate 540 to Route 71 Full Term: 10 Years / Firm Term: 5 Years No other areas will be considered for the clinic. ADDITIONAL REQUIREMENTS: The offered space: "Shall meet Federal and State Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. "The space shall be fully serviced. "Hours of operation: 6:00am to 7:00pm Monday through Friday, but accessible for VA use 24 hours per day, 7 days per week "Shall not be in the 100 year flood plain. "Space shall not be next to a bar, liquor store or like establishment; "Space shall not be located near a residential hotel; and "Space shall not be located near an area where it is known that illegal activities occur such as illegal drugs sales. "Is preferred to be located on ground floor, if not, space must be ADA compliant to include elevator "A minimum of 45 on-site parking spaces is required. Access to the space from parking must not involve traversing a busy road, highway or other thoroughfare. "Space must be available for occupancy by October 1, 2014. "A market survey of the offered space will be conducted by the VA. "Responses which shall include, a description that the property meets the minimum space/parking requirements above, description of the offered space including square-footage, photo of the building (interior and exterior), general layout of the space offered, location of the space, maps of area, approximate SF cost, and contact information, should be mailed to the below address listed. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Expressions of Interest Due: June 18, 2014 no later than 4:00 PM CST SUBMISSION REQUIREMENTS: Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. "RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ANNOUNCEMENT AND THE VA WILL NOT REIMBURSE ANY COSTS ASSOCIATED WITH RESPONSES TO THIS ANNOUNCEMENT. VA staff will conduct a market survey of properties offered for lease.
