Coast Guard Honolulu Dive Locker - Expression of Interest U.S. GOVERNMENT United States Coast Guard seeks to lease the following space: State: Hawaii City: Honolulu Delineated Area: 10 Mile radius of Sand Island/Coast Guard Base Honolulu Minimum Sq. Ft. (ABOA): 8000 Maximum Sq. Ft. (ABOA): 8000 Space Type: Flex space - warehouse and office Parking Spaces (Total): See requirements below Parking Spaces (Surface): See requirements below Parking Spaces (Structured): None Parking Spaces (Reserved): See requirements below Full Term: 20 Years Firm Term: 5 years Option Term: (3) 5 year options Additional Requirements: See requirements below *ABOA = ANSI/BOMA Office Area Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The United States Government is seeking flexed space, which can be used as office and maintenance/warehouse, approximately 8000 ABOA square feet (SF) in Honolulu, HI, within 10 miles of Sand Island/Coast Guard Base Honolulu. The space will be used by the Coast Guard as a Regional Dive Locker facility, used to house and maintain diving equipment and provide a working space for up to 19 Coast Guard personnel. The Government will use the information it receives in response to this advertisement to determine the amount of flexed space that is available to meet our needs, prior to issuance of the solicitation. If you have alternate space that is not a warehouse/mixed space, that you think would work for our requirement, please submit your alternative option for consideration. In making this determination, the Government will consider, among other things, the availability of space that can potentially satisfy the Government's requirements and the costs allocation for tenant improvements; more specifically the ability to meet our power and phone line requirements as shown below. Requirements: • Approximately 8000 contiguous ABOA square feet (SF) of flex space. • Location must be within 10 miles of Sand Island/Coast Guard Base Honolulu. Address of CG Base Honolulu: 400 Sand Island Parkway Honolulu, Hawaii 96819 • Building should be flex space, able to meet the requirements of both maintenance/warehouse and office space. (Estimated Breakout: 33.4% office 33.3% warehouse 33.3% locker rooms and equipment storage) • Building should be accessible on a 24/7/365 bases. • Lease Term shall be a 5yr firm, with up to three (3) five (5) year option years, based upon continuing program appropriations. • Occupancy at substantial completion (based upon build-out required), estimated on May 1, 2015. • Tenant Improvement allowance up to $1,300,000.00 provided by the Offeror. (Tenant Improvements might be paid by the Government up front or contracted out by the Government based on funding availability) • Power requirements: Building must be able to support 110v and 440v. • Phone Lines/Computer Accessibility: T-1 phone line must be able to be run to support computer operations. • Rough-in's/plumbing shall be available for build out of wet room, bathrooms and locker rooms. • The building shall have a garage door entrance or at a minimum, a double door entrance without the middle frame. • Parking: Minimum of 3 oversized stalls (support trailers 15' x 25'), four (4) standard stalls for Government Owned Vehicles on-site with additional 18 spaces of possible parking within close (1/4 mile) proximity to the building. • Building must be within close (1/4 to 1/2 mile) proximity to public transportation, restaurants and services. • The facilities must meet the legal requirements for handicapped accessibility and the Americans with Disabilities Act. • Building must be within 10 miles of a fitness center. Please submit the following: • Building name and address of the available space within the building; please include ‘street-level' map. • ABOA square feet (SF) to be offered and expected rental rate per SF, over the term and options. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Building ownership contact information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing/expected within the building. • Current LEED certification earned or expected and any additional costs to U.S. Coast Guard associated with Gold Certification. • List of building services/amenities/conveniences provided by Lessor.
