- Map of Delineated Area A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Baltimore, MD Delineated Area: Central Business Area, Baltimore East, specifically: Whitemarsh Boulevard on the North; Eastern Boulevard on the East; North Point Boulevard on the Sound; and, I-895/I-95 on the West. (See attached map) Minimum/Maximum Sq. Ft. (ABOA): 5,501 Space Type: Class A or B office Parking Spaces (Total): Parking should adhere to local zoning code for parking spaces required per square foot of office space. Exterior parking area should have a minimum illumination of 1 foot-candle. Parking for the disabled must be located within the same block. Parking Spaces (Reserved): None Public Transportation: If public transportation is provided by the municipality within the delineated area, then it should be available within the equivalent of two city blocks of the proposed space and provide hourly service from 7 am to 6 pm during the business week. Full Term: Ten (10) years Firm Term: Five (5) years Option Term: Renewal option(s) will be considered. Additional Requirements: Space must be contiguous. Columns must be located no less than 20 feet from any wall or other column. Space cannot be twice as long as it is wide. Minimum of two elevators, one can be freight, if space is above first floor. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, OSHA, and seismic per terms of the Request for Lease Proposal. A full-service lease is required. Offered space shall not be in the 100-year floodplain. Subleases will not be considered. B. Projected Dates. Expressions of Interest Due: June 16, 2014 Market Survey (Estimated): Mid July 2014 Offers Due: Mid October 2014 Occupancy (Estimated): 3Q 2016 C. Expressions of Interest. If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, Monday, June 16, 2014. Expressions of interest should include building name and address; AutoCAD of floor plate with offered premises clearly defined; rentable square feet offered and rentable rate per square foot (specifying services and utilities included); and, contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers and/or agents must be accompanied by written evidence that they are authorized to represent the building's ownership. This Presolicitation Notice does not address requirements in their entirety. Successful bid will need to meet all requirements as detailed within the Solicitation for Offers specifications. D.
