Continue on North Post Rd. to Reeve Blvd. South on Reeve Blvd. to 5th Ave. East on 5th Ave./Glenn Hwy. to Boniface Pkwy. South on Boniface Pkwy. To East Tudor Rd. West on East Tudor Road to Elmore Rd. South on Elmore Rd. to Abbott Rd. West on Abbott Road to Lake Otis Pkwy. South on Lake Otis Pkwy. To O'Malley Rd. (ABOA):5,000 Space Type:Garage/Warehouse Parking Spaces (Surface):2 unsecured surface spaces Parking Spaces (Structured): Parking Spaces (Reserved):4 secure fenced surface spaces Full Term:10 years Firm Term:5 years Option Term:Two 5-year Option Terms Additional Requirements: -One standard metal perimeter man door and up to two electrical, insulated metal 15' wide x14' high (minimum) roll-up garage doors. -Minimum of 14 to 20 feet clear height in garage/storage areas.-Warehouse must be heated. -Warehouse must have a floor drain, standard electrical hook-ups, utility sink with cold and hot water, and standard interior faucet for a water hose. -Facility cannot be located in a shopping mall or shopping center. -Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. -Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. -Building entrances/exits are not to be located within a designated drug-free zone (typically this is within 1,000 feet of a school or park boundary). Expressions of Interest Due:June 2, 2014 Offers Due:TBD Occupancy (Estimated):TBD  Offered space must meet Government requirements, as per the terms of the Lease for: 1.Fire safety 2.Accessibility (ABAAS) 3.Seismic 4.Sustainability 5.The proposed leased space shall provide for modified gross rent with offeror providing janitorial services, and typical building services, with the exception of gas and electric utilities. The Government will contract directly for gas and electric utilities. 6.Offered space shall not be in the 100/500 year flood plain. Expressions of interest must include the following information: 1.Building/site name and address and location of the available space within the building/site; 2.Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and Operating cost rent, excluding gas and electric utilities; 3.ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced, excluding gas and electricity. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4.Date of space availability; 5.Building ownership information; 6.Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7.Energy efficiency and renewable energy features existing within the building; 8.One-eighth inch scale drawing of proposed space offered, and proposed site layout; 9.Name, address, telephone number, and email address of authorized contact; 10.In cases where an agent is representing multiple ownership entities, written acknowledgement; 11.Permission to represent multiple owners for the same submission; 12.Your letter must include the RLP # listed above and be emailed or mailed to the Primary point of Contact. If the expressions of interest letters do not have all of the information listed above they may be considered unresponsive.
