Description
City/State: Northern Virginia Delineated Area: Northern Virginia Minimum Sq. Ft. (ABOA): 102,126 Maximum Sq. Ft. (RSF): 123,000 Space Type: Office and related space Parking Spaces (Total): Access to 200 unreserved parking spaces on site, plus four (4) on site reserved spaces for Official Government Vehicles Parking Spaces (Reserved): Four (4) spaces for Official Government Vehicles to be included in the rental consideration. The spaces must be a minimum size of 29’ 5” x 18’. Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: - The Government requires an ongoing right to terminate the lease after ten (10) years, with 270 days’ notice. - All offered space must be in one (1) building. Of the space offered, the floors must be large enough to accommodate at least one block of contiguous space in the amount of 19,854 RSF, another block of contiguous space in the amount of 19,667 RSF and another block of contiguous space in the amount of 718 RSF, on at most one (1) floor each. - Offered buildings must be within 2,640 walkable linear feet of a metrorail station in operation no later than the required occupancy date, as measured from the primary entrance of the offered building to the nearest entrance of the noted metrorail station. - Offered buildings must have the ability to accommodate ISC Security Level III requirements. - On site loading dock required. - Eight (8) foot ceiling height required. - Approximately 40,000 RSF of the space leased will be built out as SCIF space, with approximately 5,000 RSF of this space needing six (6) inches of raised flooring. - Approximately 39,000 RSF will be operating on a 24/7 basis, and will need to accommodate 425 tons of supplemental HVAC. The Government is considering whether to remain in its existing space in 1110 N Glebe Road, Arlington, Virginia, or to relocate to alternative space. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs associated with moving. These costs include, but are not limited to, physical move costs, replication of tenant improvements and telecommunications and security infrastructure, and non-productive agency downtime and the impact of a move on the agency’s mission. The Government’s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements. Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $20.00/USF, meeting GSA’s standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space. 7. Information on project and building ownership.
