- Description
- The U.S. Government is currently leasing office space in Lakewood, CO that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Government requires office space yielding a minimum of 97,000 ABOA square feet, and the resulting lease shall meet the following criteria: State: CO City: Lakewood Delineated Area: North - West 20 th Avenue South - Hwy 285 East - South Wadsworth Blvd West - Colorado State Highway 470 and I-70 Minimum Sq. Ft. (ABOA): 97,000 Maximum Sq. Ft. (ABOA): 101,850 Space Type: Office Other: N/A Parking Spaces (Total): Minimum of 375 Parking Spaces (Surface): Minimum of 375 Full Term: 10 Years Firm Term: 5 Years Option Term: None Additional Requirements: All services, supplies, and required tenant improvements are to be provided as part of the rental consideration. Tenant shall pay utilities separately. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), all fire and life safety requirements, General Services Administration's sustainability standards, and seismic requirements. Space shall not be in the 100 year flood plain.
