- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:San Antonio Delineated Area: Northern Boundary: From the Intersection of Bandera Road and 1604 Anderson Loop, heading east on 1604 Anderson Loop to the intersection of 1604 Anderson Loop and Interstate Highway 35. Eastern Boundary: From the intersection of 1604 Anderson Loop and Interstate Highway 35, heading south on I-35 to the intersection of I-35 and Interstate Highway 10. Southern Boundary: From the intersection of I-35 and I-10, heading north on I-10 to Culebra Road. Then heading west on Culebra Road to the intersection of Culebra Road and Bandera Road. Western Boundary: From the intersection of Culebra Road and Bandera Road, heading north on Bandera Road to the intersection of Bandera Road and 1604 Anderson Loop. Minimum Sq. Ft. (ABOA):16,143 Maximum Sq. Ft. (ABOA):16,143 Space Type:Office Parking Spaces (Total):40, including space for a full sized bus Parking Spaces (Surface):40 Fenced, Secured Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:10 Years Firm Term:5 Years Option Term:N/A Additional Requirements: - A vehicle sally port, large enough for a full size bus, and holding cells shall be constructed at the proposed building and be able to meet all local zoning requirements. Detainees will not be held overnight. - ISC Security Level 2 - Prefer space on street level. Space on a floor above street level requires a secured passageway from the vehicle Sally Port to the space and a dedicated elevator. - Space must be contiguous on one floor - Sallyport - 24/7 access Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. A vehicle sally port, large enough for a full size bus, and holding cells shall be constructed at the proposed building and be able to meet all local zoning requirements. The parking lot must include space for a full size bus. Detainees will not be held overnight. The main building entrance of the offered space cannot be located within 300 walkable feet of the nearest property line of schools, daycare facilities, churches, hospitals or any medical facility, or residential properties. The proposed space must also allow for bollards to be constructed. Expressions of Interest Due:May 30, 2014 Market Survey (Estimated):June 13, 2014 Offers Due (Estimated): August 11, 2014 Occupancy (Estimated):January 1, 2016 SUBMISSION REQUIREMENTS Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (ABOA SF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative.
