- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Oklahoma City: Tulsa Delineated Area: North: E 1st Street S South: E 21st Street S East: S Cincinnati Ave West: S Denver Ave Minimum Sq. Ft. (ABOA): 3,824 ABOA SF Maximum Sq. Ft. (ABOA): 4,015 ABOA SF Space Type: Office Parking Spaces (Total): Thirteen (13) structured, secured spaces Parking Spaces (Surface): N/A Parking Spaces (Structured): Thirteen (13) structured, secured spaces Parking Spaces (Reserved): Thirteen (13) structured, secured spaces Full Term: Ten (10) Years Firm Term: Five (5) Years Option Term: N/A Additional Requirements: · Proposed office space cannot be located on the 1 st floor · Proposed office space cannot be located on the top floor when roof access is within the building · Proposed office space cannot be located inside a shopping mall or shopping center · Proposed building cannot house day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services within the building · Proposed building cannot have metered or public parking directly in front, behind, or next to the building. · Proposed building must be able to accommodate secured parking for Government official vehicles at the facility. · Proposed building cannot be within close proximity of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics, and/or day care facilities. · Proposed office space cannot be located in a flood plain area, near power plants, electrical transformers, night clubs, bars or in close proximity to airport, radar dishes and aircraft flight paths. · Proposed building must allow surveillance cameras to be installed in the elevator lobby or on the offered floor. · Proposed office space cannot be located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. · Offered space must be contiguous and have the potential for an efficient layout. Build out requirements to be determined upon lease award. · Subleases will not be considered. · The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. In no event shall the offeror enter into negotiations concerning this project with representatives of Federal Agencies other than the General Services Administration’s Contracting Officer or their designee. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building; and · Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and · Date of space availability; and · Building ownership information; and · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and · Energy efficiency and renewable energy features existing within the building; and · List of building services provided. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
