- A. Statement of Requirements The Government is seeking information on space meeting the following requirements: City, State: Romulus, MI Delineated Area: •§ Northern Boundary : Ford Road •§ Eastern Boundary : Southfield Freeway and Allen Road •§ Southern Boundary : Willow Road and Van Born Road •§ Western Boundary: Belleville Road and Sumpter Road Space Type: Office Parking Spaces (Total): 38 (Including 5 Oversized Spaces) Parking Spaces (Surface): 0 Parking Spaces (Secure): 38 Parking Spaces (Reserved): 38 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: •§ Space must be in close proximity to the Detroit -Metropolitan Wayne County Airport (DTW) 5-7 miles. •§ Usable Square Footage (USF) includes 35% circulation space. •§ Space must be contiguous on one level or as follows: •§ Above Ground | Floor Level Requirements 18,728 USF - 20,600 USF (Contiguous) Any floor •§ K-9 (Canine): Canine teams will need to be housed in a building that will allow working dogs on the premises. (Approx. 5 - 6 canines) •o K-9 Space Requirement: Min 924 SF | Max 1,015 SF •o The Canine personnel space (348 USF) and support space (540 USF), totaling 924 USF on first floor space with access to an outside door and grassy area, suited separately from remaining space. •o If first floor is not available, place Canine program closest to the building stairwell. •§ 24 / 7 HVAC is required. •§ High floor load capacity is required, Floor load of 150lbs required for the IT Storage Room •§ 9 feet Ceiling Height •§ Roof antenna access •§ Reserved parking for thirty-eight (38) GOV's located within secured area including accommodations for at least five (5) oversized vehicles preferred for GOV's only. •§ Access to a loading dock preferred or if applicable •§ Space must meet minimum Building Security requirements •§ Building's windows must be fixed. Windows must remain closed and cannot have open access. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. Expressions of Interest must include the following information: •§ Building name and address and location of the available space within the building; •§ Rentable square feet available and expected rental rate per rentable square foot, fully serviced; •§ ANSI/BOMA office area square feet (ABOAF) to be offered and expected rental rate per ABOAF, fully serviced. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; •§ Date of space availability; •§ Method of rentable space measurement; •§ Building ownership information; •§ Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; •§ Energy efficiency and renewable energy features existing within the building; and •§ List of building services provided.
