Description

The Department of Veterans Affairs intends to lease between 3,600 and 4,200 Net Usable Square Feet (NUSF), of first/ground floor space in Madison, Wisconsin for a new Veterans Center. Delineated Area: BEGIN Straight line from the Intersection of Winga Drive and Fish Hatchery Road to; Straight line from the Intersection of East Lakeside Street and Edgewater Court to; Straight line from the Intersection of Lien Road and Thierer Road to; Straight line from the Intersection of Parkside Drive and Portage Road to; Straight line from the Intersection of Regent Street and North Mills Street to; Straight line from the Intersection of Winga Drive and Fish Hatchery Road; END The space must be available for occupancy by April 1st, 2015. Space must be located on the first floor and fully ADA accessible, with a minimum of 18 on-site parking spaces and must also be accessible by public transportation. VA will conduct a site survey of properties offered for lease. Space offered must be accessible for VA use 24 hours a day, 7 days a week. It is desired the space be first-floor contiguous. A lease term of 10 years, 5 years firm with termination rights after the firm term, is required. Other than space, no other solicitations will be accepted. Interested offerors, (owners, brokers, or their legal representatives) must fill out sections II, III and V of the attached GSA Form 3627 for each space which will be potentially offered, along with photos and general floor plan of the space(s) offered (if available), by mail, or E-mail no later than 4:00PM on 05/15/2014 to the following address: Department of Veterans Affairs Karen Hammen, Contract Specialist Great Lakes Acquisition Center 115 South 84th Street, Suite 101 Milwaukee, Wisconsin 53214-1476 E-MAIL: karen.hammen2@va.gov with copy to: james.hedman@va.gov Reference: VA69D-13-R-0389 The space will be procured on a "Lowest Price, Technically Acceptable" basis. Green-space (vacant lot) sites will not be considered. Existing space must be accessible to public transportation, and close to amenities such as shopping and dining. The Government is limited by law (41CFR §102-73.55) to pay no more than the fair rental value for space. NOTE: Respondents are advised that the VA assumes no responsibility to award a lease based on the responses to this advertisement. VA will not pay commissions. Offerors are responsible for any costs associated with providing proposals to the Government. VA is only gathering market research information at this point and will only consider proposals from owners, landlords, lessors, or their legal representatives when actual proposals/offers are sought via Request for Lease Proposal as a result of this market research.
