Description
Expressions of Interest Sought The United States Government currently occupies office and related space in a building under lease in Champaign, IL that will be expiring. The Government requires office and related space yielding a minimum of 2,020 contiguous ANSI/BOMA office area (ABOA) square feet. Minimum ABOA SF: 2,020 Maximum ABOA SF: 2,120 The lease term requirement is for 10 years. The space must be available for occupancy by August 1, 2014. The delineated area is I-74 to the North; S-45 to the South; High Cross Road to the East; and I-57 to the West; Champaign, IL. Other applicable requirements inculde the following features: Surface parking for 8 Government vehicles on-site and an additional 20 parkign spaces within one block of the offered space for employee and visitor parking. Approx. 185 square feet of lab space built out with cabinets, countertops, and miscroscope drop down stations. Two private offices. Conference/Training room and break area. The Government is consdiering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Governments requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, and telecommunication infrastructure, and non-productive agency downtime. Rentable Square feet available, and expected rental rate per rentable square foot fully serviced. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate inlcudes an amount for tenant improvements and state the amount, if any. Date of space availability Building Ownership Information Amount of parking available on-site and its cost. Inlude whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewal energy features existing within the buildign list of buildign services provided. The Government's decision regarding whether to relcoate will be based, in part, on onformation received in response to this advertisement.
