- General Services Administration (GSA) seeks to lease the following space: State: Oklahoma City: Tulsa Delineated Area: Offered buildings must be within the following boundaries of Tulsa, OK: North : Starting at the intersection of Interstate 244 and LL Tisdale Parkway to N 145 th E Avenue, in an east bound direction, East : South on N 145 th E Avenue to E 51 st Street South, West on E 51 st Street South to N Olive Avenue, South on N Olive Avenue to E 61 st Street South, West on E 61 st Street South to S Garnett Road, South on S Garnett Road to E 81 st Street South, South : West on E 81 st Street South to Riverside Drive, West : North on Riverside Drive to the intersection of Interstate 244 and LL Tisdale Parkway to close the delineated area. Minimum Sq. Ft. (ABOA): 14,628 square feet Maximum Sq. Ft. (ABOA): 14,628 square feet Space Type: Office Parking Spaces (Total): Per code Parking Spaces (Surface): Per code Parking Spaces (Structured): N/A Parking Spaces (Reserved): 2 for agency in-and-out access Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: Offered space must be contiguous and have the potential for an efficient layout. Interior columns must be a minimum of 20’ apart. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Public transportation must be available, at regularly scheduled times during the entire workday within 600 feet or two (2) blocks from the building entrance. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for Energy Star, Fire Safety, Handicapped Accessibility, Seismic and Sustainability set forth in the Request for Lease Proposals (RLP). Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: Building name and address and location of the available space within the building; Rentable square feet available, and expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; Date of space availability; Building ownership information; Amount of parking available on-site; Energy efficiency and renewable energy features existing within the building; List of building services provided; Location of all nearby public transportation stops.
