Advertisement RLP 4SD0075 The Government requires office and related space yielding a minimum of 2,264 ANSI/BOMA office area (ABOA) square feet in Rapid City, South Dakota. State: South Dakota City: Rapid City Delineated Area: North- Omaha Street East- Cambell Street South- Catron Blvd West- Corral Drive to P ark Drive to Jackson Blvd to Canyon Lake Rd to Sheridan Lake Rd Minimum Sq. Ft. (ABOA): 2,264 ABOA Maximum Sq. Ft. (ABOA): 2,377 ABOA Space Type: Office Parking Spaces (Total): 10 Parking Spaces (Surface): 10 Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 10 years Firm Term: 5 years Option Term: Additional Requirements: The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Space description: The space will consist of approximately 2,264 ABOA square feet of office space. · There must be at least one accessible route for disabled individuals provided within the boundary of the site from public transportation stops. · There must be a minimum of one accessible parking space for disabled individuals. · The entrances must be visible and accessible from public transportation stops, accessible parking and passenger loading zones, and public streets or sidewalks (if available). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative. Expressions of interest must be submitted to the above address by 5:00 p.m. on April 30th, 2014 and must include the following information: Expressions of Interest Due: April 30, 2014 Market Survey (Estimated): TBD Offers Due: July, 2014 Occupancy (Estimated): December, 2014 Expressions of interest must include the following information: •1. Building name and address and location of the available space within the building •2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced •3. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •4. Date of space availability •5. Building ownership information •6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) •7. Energy efficiency and renewable energy features existing within the building •8. List of building services provided •9. Building, space, and parking accessibility in compliance with ABAAS. •10. Building, space, and parking compliance with fire and life safety and seismic requirements. •11. Building, space, and parking compliance with ISC and Publication 64 security standards. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
