Description
The government currently occupies 43,200 rentable square (rsf) f eet of warehouse space comprised of 7,710 rsf of office and support space and 35,490 rsf of air-conditioned warehouse space. The space must be functional, efficient, while providing a safe and comfortable environment for training and staff. The government requires space to be available within the area of Rancho Cordova, California immediately. The space must be fully serviced to include but not limited to operating and maintenance, phone, electrical, gas, water/sewage, cable TV, internet, janitorial, security monitoring, pest control, waste disposal. Minimum RSF 43,200 Maximu m RS F 43,200 - Space Type: warehouse Parking Spaces (Surface): 20 with overflow capacity - Ful l Term : 3.5 years - Fir m Term : 1 Yea r- Additional Requirements: Must be seismically, Archite c tural Barriers A c t Accessibility Standard (ABAAS), and f i r e/ l i f e sa f ety co m pl i ant. Offered space must meet Governme n t require m ents, as per t h e terms of the lease to include the above requirements and: 1. Ceiling height, minimum of 24 feet to a maximum of 32 feet clearance from the finished floor to t h e underside of the finishe d ceiling. 2. F ir e sa f ety 3. Access i bi l ity ( A BAA S ) 4. Offered space shall not be in the 100/500 year flood plain The Government is considering a lternative space if economically advantageous. In mak i ng this determination, t h e Governmen t wil l consider, amon g othe r things, th e availab ility of alternate space that potentiall y ca n satisf y the Government's req u irements as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunications infrastru c ture, and n on-productive agency downtime. Sources Sought Responses must i n clude the following information: Building name, addre s s and location of the available space within the building. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA office area-(ABOA) squa r e feet to be offered and expected ren t al rate per ABOA square fo o t, fully serviced. Indicate whether t h e quoted rental rate include s a n amoun t fo r tenan t improvement s an d s t at e the amount, (i f any). Date of space availability. Building ownership information. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. Energy efficiency and renewable energy f eatures existing within the building. List of building services provided. The Government's decision regarding whether to reloc a te will be based, in part, on information received in response to this advertisement.
