Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Beaumont Delineated Area: Northern Boundary - Beginning at the intersection of Magnolia St. and Hazel Ave. continuing in an easterly direction through the intersection of Hazel Ave. and Willow St. continuing in a southerly direction through the intersection of North St. and Willow St. continuing in an easterly direction through the intersection of North St. and N Pearl St. continuing in a northerly direction through the intersection of N. Pearl St. and Hazel Ave. continuing in an easterly direction ending at the intersection of Hazel Ave. and Pine St. Eastern Boundary - Beginning at the intersection of Hazel Ave. and Pine St. continuing in a southerly direction through the intersection of Pine St. and Elizabeth St. continuing in an easterly direction through the intersection of Elizabeth St. and N. Cypress St. continuing in a southerly direction through the intersection of N. Cypress St. and Main St. continuing in a southerly direction through the intersection of Main St. and S. Gilbert St. continuing in a westerly direction through the intersection of S. Must be solid core wood or 12-gauge metal, at least 1-3/4 inches thick. • Biometric Locks (interior doors) • Video Surveillance System • Intrusion Detection System (IDS) • Duress Alarms Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Beaumont, Texas, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: -Building name and address and location of the available space within the building; -Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced; -ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; -Date of space availability; -Building ownership information; -Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; -Energy efficiency and renewable energy features existing within the building; and -List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
