- Description
- The U.S. General Services Administration (GSA) is seeking expressions of interest for Minimum Square Footage (ABOA): 27,550 Maximum Square Footage (ABOA): 30,450 Structured parking for 60 vehicles and outside surface parking for 20 vehicles is required. For security purposes the space should permit a minimum 100 foot setback from all public access roadways, public parking or other structures. Other security measures such as concrete barriers, fence, blast film, etc. may be considered to mitigate the situation. The space should be located on the second floor or higher, and may not be located near residential areas, daycare centers, and schools. ADDITIONAL REQUIREMENTS: - Proposed space must have 24 hour / 7 day week access. - Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. - Offered space must meet the Government's requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. - Offered space shall not be in the 100 year floodplain. The space must be located in the area bounded by the following: Start at Route 7 on the East to, Interstate 87 on the North to, Route 7 on the East to, Interstate 787 on the South to, Route 5 (Central Avenue) on the West to, Route 155 (New Karner Road) on the North to, Route 151 (Albany Shaker Road) on the North and back to, Route 7 on the East. The proposed lease term is for ten (10) years, five (5) years firm with the Government having cancellation rights after year five upon 60 days written notice. All responses received by March 25, 2014 will be considered by the Government. However, a determination by the Government not to compete this proposed action, based upon responses to this notice, is solely at the discretion of the Government. Please reference Project Number 4NY0446. Expressions of interest must be submitted to the above address or email by 4:00PM no later than March 25, 2014 and must include the following information: 1. Building name and address and location of available space within the building 2. Rentable square feet available and expected rental rate per rentable square foot, FULLY SERVICED. 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, FULLY SERVICED. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any). 4. Method of rental space measurement. 5. Date of space availability. 6. Building ownership information. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. 7. Amount of parking available on site and its cost. Include whether the expected rental rate includes the cost of required Government parking. 8. List of building services provided. 9. Energy efficiency and renewable energy features existing within the building. 10. One-eighth inch scale drawing of space offered. 11. Name, address, telephone number, and email address of authorized contact. 12. In cases where an agent is representing multiple ownership entities, written acknowledgement. 13. Permission to represent multiple owners for the same submission.
