- GSA Public Buildings Service Expressions of Interest Sought The U.S. Government is currently leasing office space in Sioux Falls, South Dakota. Current lease will expire on May 11, 2014, but the U.S. Government is considering remaining in the space via a succeeding lease under GSAR 570.402. To ensure proper due diligence is performed, the U.S. Government will consider alternative space should such space meet the Government's requirements and be deemed economically advantageous to the Government. In determining whether alternative space is indeed economically advantageous, the Government will consider, among other things, the following criteria: •- The availability of alternative space that potentially can satisfy the Government's requirements. •- All costs likely to be incurred through relocating to the alternative space. •o Physical move costs •o Replication of tenant improvements and telecommunication infrastructure •- Cost of non-productive agency downtime. The Government requires warehouse and office space yielding a minimum of 3,175.00 ABOA square feet, and the resulting lease shall meet the following criteria: State: SD City: Sioux Falls Delineated Area: Sioux Falls, SD Minimum Sq. Ft. (ABOA): 3,100 Maximum Sq. Ft. (ABOA): 3,175 Space Type: Office Other: Parking Spaces (Total): 1 Parking Spaces (Surface): 1 Full Term: 10 Years Firm Term: 5 Years Option Term: None Additional Requirements: All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), all fire and life safety requirements, General Services Administration's sustainability standards, and seismic requirements. Offered space shall not be in the 100 year flood plain. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) •7. Building, space, and parking accessibility in compliance with ABAAS. •8. Building, space, and parking compliance with fire and life safety and seismic requirements. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
