- U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Texas City: Waco Delineated Area: Northern Boundary: From the intersection of China Spring Road and Lake Shore Drive in a westbound direction to the intersection of highway 35. Eastern Boundary: From the intersection of Highway 35 and Lake Shore Drive in a southbound direction to the intersection of Highway 35 and Highway 6. Southern Boundary: From the intersection of Highway 35 and Highway 6 in a westbound direction to the intersection of Bosque Blvd. Western Boundary: From the intersection of highway 6 and Bosque Blvd in an north easterly direction to the intersection N. Valley Millis Dr. and continuing along N. Valley Millis Dr. in a northern direction to the intersection of China Spring Road. Minimum Sq. Ft. (ABOA): 1000 Maximum Sq. Ft. (ABOA): 1230 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved Surface): 0 Full Term: 10 Firm Term: 5 Option Term: 0 Additional Requirements: Offered space must be contiguous and have the potential for an efficient layout. Build out requirements to be determined upon lease award. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. In no event shall the offeror enter into negotiations concerning this project with representatives of Federal Agencies other than the General Services Administration's Contracting Officer or their designee. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: • Building name and address and location of the available space within the building; and • Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and • ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and • Date of space availability; and • Building ownership information; and • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and • Energy efficiency and renewable energy features existing within the building; and • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
