- General Services Administration (GSA) seeks to lease the following space: State: New York City: New York (Washington Heights) Delineated Area: North: 218th Street East: Amsterdam Avenue / 10th Avenue South: Audubon Terrace West: Riverside Drive / Broadway Minimum Sq. Ft. (ABOA): 11,457 Maximum Sq. Ft. (ABOA): 12,030 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: * Preference for the leased space to be contiguous on one floor; however, up to 1,590 USF or 13.8% of entire space could be located in a non-contiguous block of space on the same floor or on the adjacent floor. * Two elevators required if space is above ground level; one elevator can be a freight elevator. * Separate visitor and employee restrooms required. * Offered space must be within 2 blocks of public transportation if available in the area. * Employee and Visitor parking spaces should be onsite if dictated by the local code or within 2 blocks of the leased space. * Below grade space is unacceptable. Offered space must meet Government requirements for fire and life safety, accessibility, and sustainability standards per the terms of the Lease. A fully-serviced lease is required. Offered space shall not be located in a 100-year flood plain. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
