Description: Burlington County Client Based Outreach Clinic (CBOC) The Department of Veterans Affairs (VA) requires approximately 9995(NUSF) net usable square feet of clinical and related space available for lease in Burlington County in the State of New Jersey. The lease term is up to ten years. The space must be available for occupancy by September 30, 2014 or upon substantial completion of tenant improvements whichever is sooner. Other applicable requirements include the following features: oParking close to the entrance for a minimum of five handicapped patients o50-60 total parking spaces oProximity to public transportation oContiguous space oGround floor location oLease must include: Janitorial services, extermination, landscaping, security and utilities (water, electric and gas) oNo "Built to suit" space will be considered Please See RLP and attachments for complete details and Instructions. The space must be located within the following boundaries within Burlington County in the state of New Jersey: Northern: Bergen County Road 537 Southern: State Highway Route 70 Eastern: Pine Street/Eayrestown Rd. (From Mount Holly through Marlton) Western: State Highway Route 73 An Industry Day will be held on March 14, 2014 to provide further information about this requirement. A Market Survey of properties offered for lease will be conducted by VA personnel. Interested offerors must submit the following to Ms.Dupree-Hart at the above email address no later than 12:00pm on 3/14/2014: Please Note: The lease template included in this solicitation is not the final lease contemplated. It is intended only to serve as a reference to assist offerors with the Federal Leasing process. Indicated Whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any oDate of space availability oBuilding ownership information oNumber of parking spaces available for VA use oEnergy efficiency and renewable energy features existing within the building oList of building services provided oMap/proof that property is within the delineated area Buildings offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. If the rent is to escalate, the VA requests rental escalations to be predetermined rather than unknown escalations such as the Consumer Price Index (CPI) formula or like. The VA shall pay rent in arrears. Rentable Square Feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. ?Ã‚ § 102-73.55) to pay no more than the appraised fair rental value for space.
