- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Tyler Delineated Area: Northern Boundary - Beginning at the intersection of N. Northwest Loop 323 and Van Hwy. continuing in an easterly direction through the intersection of Van Hwy. and W. Gentry Pkwy. Continuing in an easterly direction ending at the intersection of E. Gentry Pkwy. and N. Beckham Ave. Eastern Boundary - Beginning at the intersection of E. Gentry Pkwy. and N. Beckham Ave. continuing in a southerly direction ending at the intersection of Troup Hwy. and E. Grande Blvd. Southern Boundary - Beginning at the intersection of Troup Hwy. and E. Grande Blvd. continuing in a westerly direction ending at the intersection of W. Grande Blvd. and Hwy. 155. Western Boundary - Beginning at the intersection of W. Grande Blvd. and Hwy. 155 continuing through the intersection of Hwy. 155 and S. Southwest Loop 323 continuing in a northerly direction ending at the intersection of N. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Tyler, Texas, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: -Building name and address and location of the available space within the building; -Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced; -ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; -Date of space availability; -Building ownership information; -Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; -Energy efficiency and renewable energy features existing within the building; and -List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
