Description
The U.S. Government currently occupies office and related space in a building under a lease in Annapolis, Maryland that will be expiring on May 19, 2014. The Government requires office and related space yielding 19,600 – 20,580 ANSI/BOMA. The lease term requirement is for five (5) years. The space must be available for occupancy by May 15, 2014. The delineated area is: North: John Hanson Hwy (301/50) starting at the South River to the Severn River. Remaining boundaries as follows: East: The Severn River South: The Chesapeake Bay West: The South River Other applicable requirements include the following features: · 125 parking spaces located onsite for official government vehicles. · Approximately 6,000 square feet of fenced ware yard space that can house a minimum of 5 boats and other Government equipment. · Offered space must be capable of meeting the Government’s Fire and Life Safety and accessibility requirements. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Interested parties should send expressions of interest to: Donna Welcher Leasing Specialist Expressions of interest must be submitted to the above address by 4:00 p.m. EST on February 5, 2014, and must include the following information: · Building name and address and location of the available space within the building · Rentable square feet available, and expected rental rate per rentable square foot, fully serviced · ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · A floor plan in AutoCAD and PDF of the available space in the building · Date of space availability · Building ownership information to include, owner’s name, address, and a written statement from the owner that the offeror has legal authority to provide information on behalf of the owner’s property. · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. · Energy efficiency and renewable energy features existing within the building · List of building services provided · Name, address, telephone number, and email address of individual to be contacted. The Government’s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
