- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: NM City: Albuquerque Delineated Area: Northern Boundary: From the intersection of Marble Avenue and 6th Street in an easterly direction to the intersection of Marble and Railway (Between 1st and John) Eastern Boundary: From the intersection of Marble and Railway in a southbound direction to the intersection of Railway and Lead Avenue. Southern Boundary: From the intersection of Railway and Lead Avenue in a westbound direction to the intersection of Lead Avenue and 6th Street. Western Boundary: From the intersection of Marble Avenue and 6th Street in a southbound direction to the intersection of 6th Street and Lead Avenue. Minimum Sq. Ft. (ABOA): 3,425 Maximum Sq. Ft. (ABOA): 3,425 Space Type: Office, Courtrooms, Jury Deliberation Areas Parking Spaces (Total): 3 Parking Spaces (Surface): 0 Parking Spaces (Structured): 3 Parking Spaces (Reserved): 3 Full Term: 10 Firm Term: 5 Option Term: n/a Additional Requirements: Class A office space: The building's physical design, including lobby, public restrooms, elevators, and other common areas. The building should have an impressive lobby design with large common corridors. The interior should be well-lighted and make optimum use of natural lighting. The interior design of common areas should reflect updated floor and wall coverings. In examining the quality of the building, consideration will be given to the structural aspects and aesthetics of the building as well as the mechanical, electrical, life safety, and security systems. The loading dock and freight elevators must be spacious and easily accessible and available. Security: On site monitoring by building security staff is required of all public areas of the buildings offered. After-hours access by an acceptable key card system is required. Second floor or above location of chambers space is required to mitigate security issues of physical access and ballistic glazing. Perimeter security measures of door/window contacts, interior movement sensors, and glass breakage sensors will be provided by Judiciary Security Systems (USMS). Review and evaluation of offered spaces by a US Marshals Service authorized representative in New Mexico will be performed to determine whether adequate security measures are acceptable. Building structural system: Accommodation of a library (conference/reference room) of approximately 240 usf, unless accommodation with other functions within the overall layout of the space. There may be a shelving requirement of 40 ranges (3 feet wide, 7 shelves high) pending the judge's requirements, the space's layout, and its structural capacity. The book shelving may be distributed throughout the chambers, so that the building's structural system may be utilized most effectively and efficiently for housing the judge's library collection. Mechanical System: The chambers space will be provided efficient mechanical distribution and return systems capable of providing the excellent heating, air-conditioning, and ventilation requirements expected of a Class A building. Electrical System: The chambers space will be provided the electrical capacity to adequately supply the power and lighting systems without power spikes, system outages, and electrical ground issues expected of a Class A building. Telecommunications Infrastructure: The chambers space being offered will have the capability of being accessed by a dedicated T-1 phone line. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Albuquerque, NM, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
