- <img src="file:///C:/Temp/1/msohtmlclip1/01/clip_image002.jpg" alt="GSA%20Logo%202" width="65" height="65" /> GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Mexico City: Albuquerque Delineated Area: Montgomery Blvd. to the north, Gibson Blvd. to the south, I-25 to the West and Louisiana blvd. to the east. Minimum Sq. Ft. (ABOA): 27,579 Maximum Sq. Ft. (ABOA): 27,579 Space Type: Office Parking Spaces (Total): 10 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 10 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: - General office space shall have a ceiling height of a minimum 8’-6” AFF; 9’-0” is preferred. Ceiling Heights in the MDF, IDF or other equipment rooms shall be a minimum of 8’-6” clear and have sufficient space above the ceiling for independent HVAC units or ducting. - Equipment in the MDF Room will typically range from 50-200 lbs. per square foot (see MDF and IDF Room Requirements). - All cleaning services must be performed during the normal business hours specified in the lease. - The Government may provide, install, and maintain a 10-15 foot high, approximately 20 lb., cell-wave wand roof-mounted transmitting antenna. - IRS retains the right to provide armed guard service to patrol and secure interior and exterior leased space. Action : Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Albuquerque, NM that will be expiring. The Government is considering alternative space, if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that can potentially satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
