(ABOA): 9,931 ABOA (6,900 RSF) Space Type: Office Space Parking Spaces (Total): 0 Parking Spaces (Surface): 0 parking spaces Parking Spaces (Structured): 0 parking spaces Parking Spaces (Reserved/ Secured): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: The Government requires 9,931 rentable square feet of space yielding a minimum of 9,931 ANSI/BOMA office area square feet and 00 adjacent parking spaces. The space must be located on the Fort Peck Indian Reservation property, be contiguous, and all services, supplies, utilities, partitioning and tenant alteration must be included as part of the rental consideration. Buildings on the Historic Register, eligible for the Historic Register, or within a Historic district within the delineated area are encouraged to offer. All space must be windowed and contiguous on the first floor. The site MAY NOT be located in the 500 year floodplain. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are 24/7 access. The site shall have easy and safe ingress and egress for motor vehicles. The building, space, and all parking must be accessible for the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS). Building space shall meet all fire and life safety and federal seismic requirements. The lease term shall be for 10 years, 5 years firm with completion of tenant improvements and occupancy by January 3, 2015 or sooner.
