- State: Virginia City: Northern Virginia (Dulles Corridor, see delineated area description and map below) Delineated Area: Beginning at the intersection of Routes 7 and 28 in Loudoun County (Broad Run, Virginia), then heading south on Route 28 (Sully Road) to Route 50 (Lee Jackson Memorial Highway) in Fairfax County (Chantilly, Virginia), then proceeding east to Route 608 North (West Ox Road), taking exit then turning left and heading north to Route 672 (Vale Road), to Route 671 (Stuart Mill Road then Birdfoot Lane), then turning left heading north to Route 673 (Lawyers Road), then turning right and heading east/northeast to Twin Branches Road, then left heading north and continuing to South Lakes Drive, then turning right and heading north to Route 5320 (Sunrise Valley Drive), then turning left and proceeding west to Route 828 (Wiehle Avenue), turning right and heading north to Route 602 (Reston Parkway), making a right and heading north to Route 7 (Leesburg Pike), then making a left and heading west to the Point of Beginning at the intersection of Routes 7 and 28. Minimum Sq. Ft. (ABOA): 141,050 Space Type: Office Parking Spaces (Total): 1,013 Parking Spaces (Reserved): 33 (May be tandem spaces, 2 vehicles deep) Full Term: 15 years Firm Term: 15 years Additional Requirements: Offered buildings must meet the following requirements: 1) Facility Security Level IV standards 2) Building security setback distance of at least 50-feet from the building’s exterior to the protected/defended perimeter.. 3) Ability for the Government to fence the entire premises with 8-foot fencing or functional equivalent wall/barriers. 4) Building must be at least ¼ mile distance from freight rail lines, and at least 1/8 mile away from Metro rail lines. 5) Minimum floorplate size of 47,016 ABOASF, and a maximum floorplate of 71,025 ABOASF. 6) A minimum of 17-foot clear finished ceiling heights within at least 47,016 ABOASF (contiguous) of space 7) Column spacing of at least 25-feet 8) Ingress/Egress to/from the site/facility from two separate access points. 9) Offered space within multi-tenant buildings must be located on the 2 nd floor or higher. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest should include the following: 1) Building name and address, and location of space in the building. 2) Parking Ratio 3) Building Status (Existing, proposed renovation, proposed new construction) 4) Typical floorplate size 5) Legal description, site plan 6) Evidence that the offered building can be delivered as substantially complete by the required occupancy date (including satisfactory evidence of zoning, development density, and site and project planning approval status) 7) One-eighth inch scale drawing of space offered. 8) ANSI/BOMA defined Office Area Square Feet and Rentable Square feet offered. 9) Asking rental rate range per ABOA and rentable square foot (based on GSA Warm Lit Shell and Tenant Improvement Allowance of $46.74 per ABOA). 10) Percentage of Common Area Factor used to Determine the Rentable Square Feet 11) Name, address, telephone number, and email address of individual to be contacted.
