Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: AR City: Little Rock Delineated Area: Northern Boundary: Starting from the intersection of Highway 67/70 (S Broadway Street) and the Arkansas River and moving in an easterly direction to the intersection of the Arkansas River and Interstate 440. Southern Boundary : From the intersection of Interstate 440 and the Arkansas River continue in a westbound direction on Interstate 440 to the intersection of Interstate 440 and Interstate 30. Western Boundary: From the intersection of Interstate 440 and Interstate 30 moving in northern direction on Interstate 30 to the intersection of Interstate 30 and Interstate 630 moving in westerly direction on Interstate 630 to the intersection of Interstate 630 and Highway 67/70 (S Broadway Street), moving in a northern direction on Highway 67/70 (S. Broadway Street) to the intersection of Highway 67/70 (S Broadway Street) and the Arkansas River. Minimum Sq. Ft. (ABOA): 3,800 Maximum Sq. Ft. (ABOA): 3,800 Space Type: Office Parking Spaces (Total): At a minimum, those required per code, plus sixteen reserved for Government vehicles. Parking Spaces (Reserved): 16 Full Term: 10 Firm Term: 5 Option Term: n/a Additional Requirements: Offices shall be contiguous space on one floor. It is preferable not to have offices located on the ground floor of any building. However, if the offeror has interior space on the first floor, or a windowed space that allows privacy film, GSA will consider the space. Spaces shall not be adjacent to outside fire escapes, ledges, or mezzanines and in some cases balconies. In general, office spaces should be placed, and windows glazed, such that office staff cannot be seen from uncontrolled public areas. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
