Description
GSA Public Buildings Service U.S. GOVERNMENT RLP 2UT0172 The U.S. Government currently occupies office and related space in a building under lease in Moab, Utah that will be expiring. The Government requires office and related space yielding a minimum of 32,564 ANSI/BOMA office area (ABOA) square feet. State: UT City: Moab Delineated Area: Offered properties must be located in within the city limits of Moab, Utah. Minimum Sq. Ft. (ABOA): 32,564 Maximum Sq. Ft. (ABOA): Space Type: Office/Warehouse/Lab Parking Spaces (Total): 107 Parking Spaces (Surface): 107 Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 20 years Firm Term: 10 years Option Term: Additional Requirements: The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Space description: The space will consist of approximately 16,740 ABOA square feet of office space, 1,624 ABOA SF of laboratory space, and 14,200 ABOA square feet of warehouse space. Warehouse space requires a minimum 19'8" ceiling height and ten 14' x 10' overhead doors. Additionally, between approximately 1.5 and 2 acres of wareyard and equipment storage area space is required (on-site and adjacent to warehouse space). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative. Expressions of interest must be submitted to the above address by 5:00 p.m. on September 13, 2013 and must include the following information: Expressions of Interest Due: September 13, 2013 Market Survey (Estimated): TBD Offers Due: October 1, 2013 Occupancy (Estimated): November 1, 2014 Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building 2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced 3. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability 5. Building ownership information 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided 9. Building, space, and parking accessibility in compliance with ABAAS. 10. Building, space, and parking compliance with fire and life safety and seismic requirements. 11. Building, space, and parking compliance with ISC and Publication 64 security standards. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
