U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: Sonora Delineated Area: Southwest: Intersection of Highway 108 and Stockton Street Northwest: Intersection of Highway 49 and Parrot's Ferry Road Northeast: Intersection of Highway 108 and Twain Harte Drive Southeast: Intersection of Tuolumne Road north and Tuolumne Road Minimum Total Sq. Ft. (ABOA): 40,667 Maximum Total Sq. Ft. (ABOA): 42,700 Office Space: 22,945 Warehouse Space: 17,722 Auto Shop / Laboratory: Included in Warehouse Space above Parking Spaces (Total): 246 Parking Spaces (Surface): 81 non-reserved spaces Parking Spaces (Surface): 165 reserved spaces, fenced and lighted Full Term: 10 Years Firm Term: 10 Years Option Term: none Additional Requirements: A fully serviced lease is required. Occupancy is sought by January 1, 2015. Therefore, the Government will not be considering build-to-suit opportunities. Additional security related information will be released at a future date. Offered space must meet, or be capable of being altered to meet, the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. The warehouse space may be located in a single building, or in separate buildings, on the same site. A single story facility is desirable, but a multi-story is acceptable. The parking must be contiguous to the building(s) being offered and must be paved or graveled, with vehicle access through an automated gate. The U.S. Government currently occupies office and related space in a building under lease in Sonora, CA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions submitted by anyone other than the property owner must include a copy of an agreement authorizing representation. This is GSA required language and no exceptions can be made. Delineated area : Provide map identifying the proposed property clearly within the delineated area. Offered Space: a) Location of space in the building, b) date the space will be available, and c) ANSI/BOMA defined office area showing "usable" square feet (USF) with scalable drawings (8.5" X 11"). Parking: A site plan demonstrating the potential for 246 parking spaces and their location with respect to the office and/or warehouse space. Economics : Provide rentable square feet (RSF) offered and rental rate per square foot for a full-service lease, specifying services, utilities, and tenant improvement allowance. Brokers - Real Estate: If the owner or the owner's agent submitted the same property within the deadline, you are excluded from representing their property. Where multiple brokers submit the same property or where an agent represents multiple ownership entities, written acknowledgement is required from the owners or the owner's agents.
