The property must be located within the city limits of La Grande, Oregon as of October 4, 2012. This lease is to be fully-serviced and will include all costs such as janitorial services, supplies, utilities, tenant emprovement costs, etc... Those costs are to be provided as part of the rental consideration and amortized over the first five (5) year term of the lease. The lease term is five (5) years with no firm term and one five (5) year renewal option. USDA will consider space that is economically advantageous to the Government. In making that determination, USDA will consider, amoung other things, the availability of space that can potentially meet the Government's needs, as well as costs likely to be incurred through relocating, such as physical move costs and employee downtime.
